We recognize that, often, home inspection appointments are needed quickly and without much notice to the home owner. In most cases, we are able to get your home inspection done within 24-48 hours.WisMinn Property Group eliminates the need for you to do anything more than schedule your home inspection. Second Step

Sign Your Pre-Inspection Agreement

A Pre-Inspection Agreement clarifys what our a home inspection covers and what a home inspection does not cover.

Every home inspection done by WisMinn Property Group requires a Pre-Inspection Agreement signed by the home owner before the home inspection can commence. WisMinn Property Group always provides a copy of our Errors & Omissions insurance at the time of the inspection appointment, in the report and with our clients.

The Final Step

Prepare for the Inspection

  • Clean Your House: Not required, but clean houses show that the home owner cares.
  • Be on Time: If attending the home inspection, be available at your home, at the scheduled time. We can assure you that we will be. We aim to be 15 minutes early for all our home inspection appointments.
  • Leave Access to Your Property: If you will not be attending the inspection, make sure the inspector has access to all areas of the house, garage and outbuildings on your property. Please leave clearly marked keys for the front door, garages, electrical boxes, sprinkler systems, locked sheds and locked outbuildings.
  • Secure Your Pets: Crate or lock-up all your pets.
  • Be Prepared to Leave the House for 3-4 hours: Often, the buyer will want to attend the inspection. If this is the case, we will definitely notify you ahead of time. In these cases, buyers can feel awkward or uncomfortable asking questions in front of the seller.
  • Leave All Utilities Connected: We need to turn on the stove, run the diswasher, test the furnace, etc.
  • Remove Everything in the Areas of the Water Heater and the Furnace: We suggest allowing 3-4 feet of clearance around the water heater and furnace. If we cannot get to them, we will recommend a specialist to do so which can be more costly and they often will find more things wrong than the inspector will.
  • Keep Your Pilot Lights Lit: We DO NOT light pilot lights. Without the pilot lights lit, we cannot inspect the furnace, water heater, gas stove, etc. We charge a $50-75 return fee (dependent on distance) if we have to return because of the pilot lights not being lit.
  • Have Repair Documents Ready: Be prepared to provide the inspector with any and all documents related to upgrades, new roofs, remodels, utilities, leaky faucets, etc. Everything you can provide will give the new buyer peace of mind as well as helping the inspector pin-point exact repair or replacement dates in the home inspection report
